Building a deck requires a permit in virtually every jurisdiction, structural calculations for footings and beam sizing, and careful attention to code requirements. Done correctly, a deck adds significant home value and lasts 20-30 years.

Step 1: Plan, Permit, and Calculate Materials

Use the Deck Size Calculator to plan dimensions and material quantities. Nearly all decks require a building permit - submit plans showing footing locations, beam sizes, joist spacing, and railing details. Permit fees run $150-$500 but inspections ensure structural safety.

Step 2: Locate and Dig Footings

Footing size and depth depend on your local frost line and deck load. A typical residential deck footing is 12-16 inches in diameter and below frost depth. Call 811 before digging. Place tube forms in holes and pour concrete, positioning post bases in the wet concrete exactly where plans specify.

Step 3: Install Ledger Board

The ledger board attaches the deck to the house and carries half the deck load. It must be attached to the house framing with through-bolts or structural screws. Install flashing above the ledger to direct water away - improper ledger flashing is the most common deck failure point.

Step 4: Frame the Deck

Set posts on footing hardware, then install beams and joists. Use joist hangers at all joist-to-beam connections - toenailing alone is not code-compliant. Block between joists for lateral stability. Install rim joists to complete the frame.

Step 5: Install Decking Boards

Composite decking is the most common choice - low maintenance and splinter-free. Install perpendicular to joists with hidden fasteners or screws. Leave 1/8 inch gaps between composite boards for drainage. For wood decking, leave 1/4 inch.

Step 6: Build Railings and Stairs

Railings are required for decks over 30 inches off the ground. Baluster spacing maximum is 4 inches. Top rail height: 36-42 inches. Stairs require stringers sized for the rise and run. Use stair stringer brackets for consistent, code-compliant stair framing.

Step 7: Stain or Seal the Deck

Use the Deck Stain Calculator to get the right amount. Apply stain after wood has weathered slightly (30-60 days for pressure-treated lumber). Semi-transparent stain is the best choice for new decks. Apply two coats on new wood.

  • Composite decking costs 2-3x more upfront but eliminates annual sealing.
  • Check baluster spacing with a 4-inch ball.
  • Let pressure-treated lumber dry 30-60 days before staining.
